Kitchen Refurbishment, Swindon

 

We were approached by the owners of a large period property, who were frustrated with the size, layout and configuration of their existing kitchen and dining areas. The rooms were separated by a Chimneystack and masonry walls and were on split-levels, meaning the accommodation was disjointed and impractical. Given the age, style and construction of the property, there were also various historic features to contend with, such as exposed beams and varying window heights.

The brief was to create a lighter, more open and practical space, incorporating seating areas for relaxation and entertaining. We were however keen to ensure that there was little evidence of the alteration and to ensure that some of the more aesthetically pleasing historic features were preserved.

The work involved removal of the existing partitions, the installation of supplementary steel supports, raising and levelling the floors and altering window openings.

In addition, there were upgrades and alterations to services such as heating, electrics and media connections. We also introduced a range of historic features, such as exposed beams, to reflect the historic nature of the property.

A L Associates were responsible for liaising with the client, the Structural Engineer and the specialist kitchen suppliers to prepare and agree layout plans. We then compiled the written schedules of work, obtained the statutory consents from the Local Authority Planning and Building Regulations Departments and obtained contractors prices through a competitive tender process. We also prepared the formal contract documentation and took on the role of 'Contract Administrators' overseeing the construction phase through to completion.

We are proud to say that the project was entered into the Swindon Borough Council Local Building Control Awards 2018, where it won in the category of Best Minor Conversion project.
